Divide the roof by its life and the two materials sit close together: asphalt at about $330 to $900 a year on the bungalow above, metal at about $360 to $1,080. Metal does not win on that arithmetic alone. It wins when you add what happens in years 20 to 30, when the asphalt roof is torn off and replaced at whatever prices apply then, and when you count the maintenance a shaded asphalt roof needs to reach even 20 years.
Time horizon is the real variable. If you sell in year five, the buyer inherits most of metal's benefit and a BC realtor guide suggests you recoup only about 60 to 70% of any new roof's cost at sale. If you stay 20 years, you skip a second asphalt roof entirely. If you stay 40, you skip two.

On a sunny roof the list is short. On a north slope under Douglas fir it is long.
