Colwood context
Colwood has two roofing populations that barely overlap. Inland, the subdivisions around Colwood Corners, Wishart and Triangle Mountain were built in the 1970s through the 1990s, mostly two-storey and split-entry homes on small lots with laminate or three-tab asphalt. Planning the first re-roof in a 1990s subdivision

On a replacement, specify a high-wind-rated laminate, six nails per shingle, sealed starter strips at eaves and rakes, and a ridge cap product rather than cut three-tabs. Those items cost little and are what separates a roof that loses tabs every February from one that does not.
