Fascia and Soffit Repair Cost in Victoria, BC
Fascia and soffit repair costs $600 to $2,500 per side in our Greater Victoria model. Why rot starts at the gutters and when to bundle it with a re-roof.
Quick answer
Repairing fascia and soffit costs $600 to $2,500 per side of the house before GST in our Greater Victoria pricing model, so a single rotten run behind a failed gutter is at the low end and all four sides of a two-storey home, with gutters removed and refitted, can reach $2,400 to $10,000. Most local fascia rot is caused by overflowing gutters, and a Victoria realtor guide names clogged gutters as a major source of moisture damage in the region. The cheapest time to do fascia work is during a re-roof, when the drip edge and gutters are already off.

Greater Victoria context
Fascia rot in Greater Victoria starts under trees. Fir needles and Garry oak leaves fill gutters in Saanich, Oak Bay and the Highlands by December, the wettest month at about 109 mm, and the overflow runs down the fascia board and back under the soffit for the rest of the winter. On 1960s and 1970s homes in Gordon Head and Colwood the fascia is a single 2-by-8 of fir behind a continuous aluminum gutter, and the rot is invisible until the gutter pulls away from the house.
Older homes have a different construction. The 1910s to 1940s houses of Fairfield, Fernwood and James Bay have exposed rafter tails, bead-board soffits and ornate fascia profiles that a carpenter must match, and heritage-designated homes may need approval for visible changes; check with the City of Victoria building department. West Shore homes built after 2000 mostly have vented vinyl or aluminum soffit and pre-finished fascia cover, which is cheaper to replace but hides rot in the wood behind it.
| Job | Range | Notes |
|---|---|---|
| Repair one rotten run of fascia, one side | $600–$1,200 | Gutter detached and refitted; paint extra |
| Fascia and soffit, one side, two storeys | $1,200–$2,500 | Staging or lift; vented soffit panels |
| All four sides, single-storey rancher | $2,400–$6,000 | Often bundled with new gutters |
| All four sides, two-storey home | $4,000–$10,000 | Height and access dominate |
| Aluminum fascia cover and vinyl soffit over sound wood | toward the low end per side | Cladding only; rotten wood must be replaced first |
| Heritage profile fascia, carpenter-matched | toward the top per side | Fairfield, James Bay, Oak Bay character homes |
What fascia and soffit do, and why they rot
The fascia is the vertical board at the edge of the roof that carries the gutter; the soffit is the horizontal panel under the eave that closes the overhang and, on most homes, ventilates the attic through perforations. Water reaches them three ways: gutters that overflow because they are blocked or pitched wrong, a missing or short drip edge that lets water run behind the gutter, and ice-and-water membrane that stops short of the fascia. Blocked gutters are the local leader; a Victoria realtor guide names them as a major cause of moisture damage in the region.
- Peeling paint or dark staining on the fascia
- Gutter pulling away or sagging between brackets
- Soffit panels stained, bowed or with visible daylight from the attic
- Wasps or birds entering the eave (a sign of a gap)
Why it is priced per side
The work is linear: so many feet of board, so many soffit panels, and the setup to reach them. Our model prices $600 to $2,500 per side because a single-storey side with a short run and driveway access is a few hours, while a two-storey side needs staging or a lift and takes a day. Removing and refitting the gutter is part of the job, which is why homeowners often replace the gutters at the same time. Paint, heritage profiles and attic ventilation upgrades are extras.

Check My Roof ConditionDoing fascia during a re-roof
A re-roof already removes the drip edge and usually the gutters, and the crew is already on staging at the eave. Adding fascia replacement at that point saves the repeated setup, and it lets the roofer extend the new ice-and-water membrane over the fascia and install a proper drip edge, which is the fix for the problem that caused the rot. Ask any replacement quote to include a per-foot price for fascia replacement found at tear-off, in the same way you ask for a decking allowance.
Preventing the next repair
Clean the gutters twice a year, in late autumn after the fir needles drop and in spring, or fit gutter guards under heavy tree cover. Check that downspouts discharge away from the house. Confirm the drip edge overlaps into the gutter rather than behind it. On shaded homes, the same moss treatment that protects the shingles keeps debris flow into the gutters manageable. A $300 gutter clean each year is the cheapest fascia insurance available.
