Roofing in Esquimalt: Costs, Common Problems and Local Factors
Esquimalt's 1940s to 1960s bungalows have simple gable and hip roofs, but the harbour brings salt and wind. Costs, storm repairs and the permit contact.
Quick answer
A single-storey Esquimalt bungalow of about 1,200 sq ft costs roughly $7,900 to $14,400 before GST to re-roof in laminate asphalt in our pricing model, and a 1,500 sq ft rancher about $9,900 to $18,000, because a one-storey home carries the whole floor area as roof. Esquimalt was built up around the naval base in the 1940s to 1960s, its roofs are simple gables and hips, and the work here is less about complexity and more about wind uplift and salt from Esquimalt Harbour, Macaulay Point and Saxe Point.

Esquimalt context
Esquimalt's housing came in a burst: wartime and post-war bungalows for base families, most of them single-storey with a straightforward gable or hip roof and one chimney. That simplicity is good news for a quote. There are few valleys, few dormers and few surprises, so the number that matters is roof area, and on a one-storey home that area is the full footprint plus overhangs. Newer townhomes and low-rise near the harbour add flat torch-on sections and strata decision-making to the mix.
The catch is exposure. Tree cover is lighter than Saanich or Oak Bay, which keeps moss moderate, but the south shore faces the open strait and the harbour mouth funnels wind. Homes near Macaulay Point, Saxe Point and Work Point see salt on their roofs every winter and take the southeasterlies directly. Rainfall is similar to downtown Victoria at around 608 mm a year, so the seasonal pattern is the same: wet December, dry July.

Why a small bungalow is not a small roof
Homeowners are often surprised that a 1,200 sq ft bungalow costs more to roof than a 2,000 sq ft two-storey. The reason is geometry: the bungalow's roof covers the whole 1,200 sq ft footprint, while the two-storey covers half its floor area. Our model adds 10 percent for eaves and rake overhangs and a pitch multiplier, so a modest Esquimalt rancher is typically 13 to 16 squares of roof. The good news is that single-storey work is faster and safer, and the storey factor is 1.0 rather than 1.05.
Wind uplift on the south shore
The repairs Esquimalt roofers see most after a winter storm are lifted or missing tabs along eaves and ridges on the windward side. A few missing shingles with sound underlayment beneath may be a minor repair; a slope where the sealant strip never bonded, which appears consistent with a cold-weather installation, may need a section replaced. After a storm, look from the ground for tabs standing up, granules in the gutters and shingle pieces in the yard, and do not go onto the roof. If water is coming in, a temporary cover from a professional is the right first step.
- Check eaves and ridge lines from the ground after a storm
- Photograph any missing tabs for an insurance record
- Ask for high-wind-rated shingles and six nails per shingle on replacement
- Confirm starter strips at eaves and rakes are in the scope

Get My Local Roof EstimateSalt and the choice of metal
For homes close to the water, metal is increasingly the second roof. The salt-side specification matters: a coastal-grade coating, concealed or coated fasteners and a stainless drip edge. In our model a 1,500 sq ft one-storey home in metal is $21,600 to $43,200 before GST, about double laminate asphalt, which is consistent with the 'roughly double' figure a Victoria contractor published in 2026.
Permits and the Township of Esquimalt
No roofing-specific permit page was found on the Township of Esquimalt website, and no municipality in the region publishes an online rule for like-for-like re-roofing. Contact the Township's building department before a material change, structural repair or any work on a strata building, and ask whether a straightforward shingle replacement requires anything. Keep the answer with your quotes.
