Greater Victoria context
The 1,500 sq ft rancher is the region's most common re-roof. Gordon Head, Lake Hill, Esquimalt's Rockheights, Colwood's older streets and most of Sidney were built out in the 1960s and 1970s with low, wide single-storey homes on hip or gable roofs, often with a carport under the same roofline that adds area the floor plan does not show. These roofs are on their second or third asphalt layer, and a roofer will want to know whether the last crew tore off or covered over.
Two-storey 1,500 sq ft homes are a different population: 1990s Langford and Colwood starter homes with steep pitches and small footprints, and the tall narrow infill houses of Fernwood and Vic West. Their roofs are small, so the numbers look attractive, but the pitch and the second-storey eave height add fall-protection time. In Broadmead and Royal Oak, tree-protection covenants can stop a bin from reaching the house and add an access factor.

Rancher or two-storey: the roof is twice as big
Roofers price roof area, not floor area. A 1,500 sq ft rancher has a 1,500 sq ft footprint; with a moderate pitch and standard overhangs that is about 1,800 sq ft of shingle surface. A two-storey home of the same floor area has a 750 sq ft footprint and roughly 900 sq ft of roof. That single fact explains why our estimate for the rancher is almost double the two-storey figure, and why a quote quoted in squares is easier to compare than a lump sum.
Material choices at 18 squares
At this size the material decision is a clear dollar gap rather than a percentage. In our model the rancher costs $9,900 to $18,000 in asphalt, $21,600 to $43,200 in metal and $25,200 to $50,400 in cedar. Over a 40-year horizon the metal roof is a single purchase where asphalt is likely two, so the lifetime totals converge; over ten years asphalt is clearly cheaper. Shoreline's 2026 local guide puts a typical metal job at $18,000 to $35,000, in line with the low half of our metal range for a rancher.

Most 1960s ranchers have one brick chimney and a plumbing stack, and many have had a skylight added. In our model a chimney re-flash adds $400 to $1,500 and a skylight re-flash $300 to $900. Heavy moss adds $450 to $900 on this roof size for extra tear-off and disposal. Unknown decking condition adds a $500 to $2,500 allowance; a 1,500 sq ft rancher with one chimney and an unknown deck prices at $10,800 to $22,000 before GST in our model.
Checking a quote against these numbers
Ask for the roof area in squares on the quote. If a roofer measures 18 squares and quotes $16,000 for asphalt, that is about $890 per square, inside Shoreline's published $450 to $1,200 and toward the top of our range; ask what is driving it (steep pitch, premium shingle, decking allowance) before assuming it is high. A quote at $450 per square deserves the opposite question: what has been left out.
