Is $15,000 Too Much for a Roof?

The $15,000 quote is the classic Sidney, Esquimalt and Colwood Corners rancher quote: a 1,400–1,800 sq ft single-storey home from the 1970s or 80s with a simple hip or gable roof of about 1,700–2,100 sq ft, one layer to remove, one chimney or none, and good driveway access for the bin. In our model that home lands between roughly $9,900 and $21,600 in laminate asphalt, so $15,000 sits in the middle. It is also a common number for compact James Bay and Fernwood cottages under 1,200 sq ft with steep gables, a chimney and unknown decking, where the model runs $11,300–$23,000.

Where $15,000 should raise an eyebrow is Gordon Head and Broadmead two-storeys around 2,000 sq ft. Their roof area is only about 1,200 sq ft because the footprint is half the floor area, and a simple asphalt replacement models at $6,900–$12,600. A $15,000 quote there needs a reason: two layers, a low-slope torch-on section, a decking allowance, or a premium shingle line.

At this price in Greater Victoria you are buying a complete laminate asphalt system, not a budget re-cover. The quote should list tear-off of one layer and disposal at Hartland, synthetic underlayment, ice-and-water membrane at eaves and valleys, new drip edge, new step and counter flashing at any wall or chimney, new pipe boots and vents, a named shingle line and colour, ridge venting, magnet sweep, and both the manufacturer and the workmanship warranty. If the quote says 'flashing as required' or does not name the shingle, ask. A $15,000 quote that reuses old flashing is a $12,000 job with a margin.

Too high: a two-storey home under 2,000 sq ft with a plain gable roof and no extras. Ask for the roof area in squares and divide; anything over about $10 per sq ft of roof for standard laminate asphalt on a simple roof needs an explanation.

Too low: a 2,500 sq ft rancher, a steep Fairfield roof with two chimneys, or any home where the roofer has not looked at the decking. The model floor for a 2,500 sq ft rancher is $16,500; a $15,000 quote there is likely missing tear-off of a second layer, a decking allowance or chimney work, and the difference arrives as a change order after the roof is open.
