Greater Victoria context
Per-square-foot confusion costs Greater Victoria homeowners real money because the region's housing is split so evenly between sprawling single-storey ranchers and compact two-storey homes. A Sidney or Gordon Head rancher owner who reads 'asphalt $8 per square foot' and multiplies by the floor area underestimates by about 20 percent; a Langford or Broadmead two-storey owner doing the same sum overestimates by nearly half. Roofers measure the roof, so ask for the measured area in squares and compare on that.
The published Victoria figures are consistent once the unit is fixed. CostCanada's 2026 page gives $4, $8 and $13 per sq ft for budget, average and premium asphalt; Forge's 2026 guide gives $5 to $9 for asphalt and $12 to $20 or more for standing seam; Shoreline prices by the square at $450 to $1,200. Roof area is not floor area: the conversion
Our model estimates roof area from the footprint, not the floor area: divide the floor area by the number of storeys, then multiply by a pitch factor (1.03 low, 1.09 moderate, 1.25 steep) and 1.10 for eaves and rakes. A 2,000 sq ft rancher gives 2,000 × 1.09 × 1.10, about 2,400 sq ft of roof; the same house on two storeys gives 1,000 × 1.09 × 1.10, about 1,200. Multiply either by the per-square-foot rate and you have the base estimate. A roofer measures directly, but this is close enough to check a quote.
What 'per square' means on a Victoria quote
A square is 100 sq ft of roof, the unit roofers have used for a century because shingles are sold by the square. Shoreline's 2026 guide prices installed work at $450 to $1,200 per square; our asphalt range of $5.50 to $10 per sq ft is $550 to $1,000 per square, inside it. When a quote says 24 squares at $750, that is 2,400 sq ft of roof at $7.50 per sq ft, $18,000 before extras. If a quote gives only a total, ask for the squares; without them you cannot compare two quotes on the same basis.

The low end of each range is a simple gable, one storey, easy access, mid-grade product. The high end is a cut-up roof with valleys and dormers, steep pitch, a premium product line and a tight lot. Our model moves between them with multipliers: 1.15 for steep pitch, 1.05 for two storeys and 1.12 for three, up to 1.12 for difficult access. A shaded, steep, two-storey Fairfield roof can sit 30 to 40 percent above a Sidney rancher on the same per-square-foot base, before any decking or chimney work.

Three checks. First, confirm the unit: roof area, not floor area. Second, confirm what the rate includes; a $5 per sq ft asphalt quote that excludes tear-off, underlayment or disposal is not cheaper than a $7 quote that includes them.
