Greater Victoria context
Victoria's housing stock is the oldest in the region: James Bay, Fairfield and Fernwood are full of 1890s–1940s homes with steep pitches, several dormers and original brick chimneys. On these roofs the shingle is the cheap part; the labour goes into flashing every intersection, rebuilding valleys and replacing plank sheathing that has rotted under decades of moss. What a replacement quote should include

What pushes the price up
Our pricing model applies factors for steep pitch (×1.15, because fall protection and staging slow the crew), storeys (×1.05 for two, ×1.12 for three) and difficult access (up to ×1.12). It adds $0.75–$1.25 per sq ft for each extra layer removed, a decking allowance of $500–$2,500 when the sheathing condition is unknown, $400–$1,500 per chimney re-flash and $300–$900 per skylight re-flash. A cut-up Fairfield roof with two chimneys, a skylight and a steep pitch can land 40–60% above a simple Gordon Head gable of the same floor area.
