Central Saanich context
Central Saanich is where the suburbs meet the Agricultural Land Reserve. Brentwood Bay and Saanichton have 1970s through 1990s subdivisions of two-storey and split-level homes with laminate asphalt roofs, and around them are farms, nurseries and hobby acreages with farmhouses from every decade and a barn, shop or greenhouse or two. A roofing project on a rural property is often a package: the house in laminate asphalt, the barn in exposed-fastener metal, and a decision about whether the old shop is worth roofing at all. The peninsula is wetter than the city. On an acreage the house is only part of the job. Ask for each building on its own line with its area in squares, its material, and the tear-off scope, so that a $30,000 total can be read as $14,000 for the house, $12,000 for the barn and $4,000 for the shop. Farmhouse roofs and the decking question
Older farmhouses on ALR land were built on plank sheathing, often with gaps, and have been re-roofed several times. Tear-off tends to find soft boards around chimneys and along eaves. Our model carries a $500 to $2,500 allowance when decking is unknown and prices replacement at $7 to $10 per sq ft when rot is found. Sheeting over the boards with plywood is common on these homes and should be quoted as an option, not discovered on day two.

No Greater Victoria municipality publishes an online rule for a like-for-like roof replacement. Contact the district's building department before a material change, any structural repair, or roofing a new or enlarged outbuilding, and ask about a straight shingle replacement while you have them. Farm buildings on ALR land can carry their own considerations; ask the same department.
