Roof Cost for a 2,500 Sq Ft House

Twenty-five hundred square feet in Greater Victoria usually means a 1970s or 1980s split-level or a 1990s two-storey with a family room over the garage. Broadmead, Royal Oak, Dean Park in North Saanich and the older parts of Colwood are full of split-levels whose roofs step down two or three times, creating wall-to-roof junctions that need step flashing and kick-out diverters at every step. Those junctions are where these roofs leak, and where the labour goes on a re-roof.

The single-storey 2,500 sq ft home is a Peninsula and Metchosin type: 1970s to 1990s ranchers on half-acre lots in Central Saanich, Deep Cove and Metchosin, often with a low pitch and a detached shop under the same quote. Long gravel driveways and no turnaround for a bin truck are common, and in our model a difficult-access site adds up to 12 percent. Heavy Douglas-fir cover on these lots also means heavy moss, which adds $0.25 to $0.50 per sq ft for extra tear-off and disposal.

A split-level 2,500 sq ft home is neither one storey nor two. Treat it as roughly 1.5 storeys: a footprint near 1,700 sq ft and a roof near 2,000 sq ft, which in asphalt prices between our two-storey and rancher figures, roughly $11,000 to $20,000 before GST. The bigger cost is the steps. Each place a higher roof meets a lower roof's wall needs step flashing woven into the shingles, a kick-out diverter at the bottom, and often siding lifted and refitted. Three steps can add a day of labour.

• Count the roof levels from the street; each step is a flashing run
• Ask whether siding will be removed to install new step flashing or whether the roofer will seal against it
• Valleys between wings need ice-and-water membrane and either open metal or closed-cut shingles

At this size the add-ons matter as much as the base. A steep 7/12 or steeper pitch raises our two-storey estimate from $8,700 to $15,700 to $11,400 to $20,800; add one chimney and it is $11,800 to $22,300. Unknown decking condition adds a $500 to $2,500 allowance, so a plain two-storey roof with that allowance shows $9,200 to $18,200. A second layer to tear off on the rancher adds $2,250 to $3,750. Skylights, common on 1980s family rooms, add $300 to $900 each to re-flash or $1,500 to $3,000 each to replace.

Our model prices the two-storey 2,500 sq ft home at $8,700 to $15,700 in asphalt, $18,900 to $37,800 in metal and $22,000 to $44,100 in cedar. On the rancher the metal figure reaches $36,000 to $72,000, which is why most single-storey homes this size stay in asphalt unless they are on the waterfront or deep in shade. A 30-square rancher is a three to five day job for an asphalt crew and longer in metal, so weather windows matter more than on a small house. Roofers in the region will not open more roof than they can dry-in the same day; on a split-level that means working wing by wing. Book for late spring or early fall if you want both dry weather and crew availability; summer is the busiest season locally.
