Greater Victoria context

Twenty-five hundred square feet in Greater Victoria usually means a 1970s or 1980s split-level or a 1990s two-storey with a family room over the garage. Broadmead, Royal Oak, Dean Park in North Saanich and the older parts of Colwood are full of split-levels whose roofs step down two or three times, creating wall-to-roof junctions that need step flashing and kick-out diverters at every step. Those junctions are where these roofs leak, and where the labour goes on a re-roof.

Split-levels: more roof edges per square foot

A split-level 2,500 sq ft home is neither one storey nor two. Treat it as roughly 1.5 storeys: a footprint near 1,700 sq ft and a roof near 2,000 sq ft, which in asphalt prices between our two-storey and rancher figures, roughly $11,000 to $20,000 before GST. The bigger cost is the steps. Each place a higher roof meets a lower roof's wall needs step flashing woven into the shingles, a kick-out diverter at the bottom, and often siding lifted and refitted. Three steps can add a day of labour.

  • Count the roof levels from the street; each step is a flashing run
  • Ask whether siding will be removed to install new step flashing or whether the roofer will seal against it
  • Valleys between wings need ice-and-water membrane and either open metal or closed-cut shingles

A 30-square rancher is a three to five day job for an asphalt crew and longer in metal, so weather windows matter more than on a small house. Roofers in the region will not open more roof than they can dry-in the same day; on a split-level that means working wing by wing. Book for late spring or early fall if you want both dry weather and crew availability; summer is the busiest season locally.

Should I replace skylights when I re-roof a 2,500 sq ft home?
