Roof Cost for a 3,000 Sq Ft House

Homes of 3,000 sq ft and up cluster in three places. The Uplands, Rockland and the Oak Bay waterfront have 1910s to 1950s estate homes with steep, complex roofs, many still in cedar, where a re-roof is a heritage and material decision as much as a cost one. North Saanich, Dean Park and the Highlands have 1980s to 2000s custom homes on acreage with long roofs, several skylights and gated driveways that a boom truck may not manage. Bear Mountain and Westhills have post-2005 two- and three-storey homes stacked on terraced lots with almost no staging room.

Each has a different cost driver. Estate roofs are complexity: valleys, dormers, multiple chimneys and hand-formed flashings. Acreage roofs are access and moss: heavy fir cover, long carries and $0.25 to $0.50 per sq ft of moss-laden tear-off. Bear Mountain roofs are height: three-storey eaves add 12 percent for hoisting and safety in our model, and steep terraced lots can add another 12 percent for access even though the roof itself is modest.

A 3,000 sq ft home spread over two storeys has a 1,500 sq ft footprint and about 1,800 sq ft of roof, the same as a 1,500 sq ft rancher, so its asphalt estimate of $10,400 to $18,900 looks modest for the house. Stack it on three storeys, as many Bear Mountain homes are, and the roof shrinks to about 1,200 sq ft; the estimate falls to $7,400 to $13,400 even after the three-storey factor. Put it all on one floor, as North Saanich ranchers do, and the roof is 3,600 sq ft at $19,800 to $36,000. Ask any roofer to state the measured area in squares so you know which case you are in.

Our model applies multipliers rather than flat fees, so every complication scales with the roof. Steep pitch on the two-storey home raises the range to $13,700 to $24,900 in asphalt and $29,900 to $59,800 in metal. Difficult access on the rancher raises it to $22,200 to $40,300. Two chimneys add $800 to $3,000, three skylights $900 to $2,700, and unknown decking a $500 to $2,500 allowance. A large estate roof can therefore run 40 to 60 percent above the plain figure before any material upgrade.

At this scale the material gap is tens of thousands of dollars. Our model gives the two-storey home $10,400 to $18,900 in asphalt, $22,700 to $45,300 in metal and $26,400 to $52,900 in cedar. Waterfront estates in Oak Bay and North Saanich are increasingly choosing coastal-grade standing seam for the 40 to 60 year life and salt resistance; heritage owners replacing cedar often move to a metal shake profile to keep the texture. A 36-square roof is a four to six day asphalt job and longer in metal. Roofers work in sections so nothing is left open overnight, which is slower on complex estate roofs than on long simple ranchers. Confirm the payment schedule, where the bin and materials will sit, protection for landscaping and driveways, and whether the crew will be on site continuously or split across jobs.
