Do roofing prices differ between Greater Victoria municipalities?

We found no evidence that contractors price by municipality. Differences come from the homes: heritage roofs downtown, mossy shade in Saanich and the Highlands, salt and wind in Sidney and Oak Bay, and access on rural West Shore lots.

Do I need a permit to re-roof in my municipality?

No Greater Victoria municipality publishes a clear re-roofing rule online. Each area page lists what the municipal permit page actually says and the building department contact so you can confirm, especially before changing material or repairing structure.

Which areas have the most moss?

Saanich (Broadmead, Prospect Lake), the Highlands, Metchosin, Sooke and View Royal, wherever Douglas fir and cedar shade the roof. Sidney and Royal Bay have the least.
