Uplands context

The Uplands was laid out in 1912 by the Olmsted Brothers as an estate subdivision, and it still reads that way: winding roads, lots measured in fractions of an acre, and houses from the 1910s through the 1960s that were designed individually by architects who chose the roof to suit the style. The result is a concentration of materials most Greater Victoria crews rarely handle. Cedar shakes and shingles are common, synthetic and real slate appear on the Tudor and Georgian houses, there is clay tile on the Spanish Colonial ones, and standing seam has arrived on the mid-century and renovated homes. Roofs are large, tall and steep, with multiple chimneys and complex hips.

Compared with the rest of Oak Bay, where a cedar-to-laminate conversion on a 2,000 sq ft Tudor is the standard job, an Uplands project is bigger, slower and more likely to involve a material that needs a specialist. Salt is moderate, higher on the Cadboro Bay frontage, and the Garry oak canopy shades the north slopes. The grounds are the other constraint: gates, mature plantings and lawns that took decades to establish mean landscaping protection is written into the contract, not assumed.

How the Uplands differs from the rest of Oak Bay

The Oak Bay page covers the standard job in the district: a 1920s Tudor going from cedar to a shake-profile laminate, with salt on the waterfront and heritage questions on designated homes. In the Uplands the roof is two to three times larger, the pitch is usually steep, there are more chimneys, and the material menu widens to include slate and tile that most crews do not install. The practical difference for a homeowner is that the contractor pool shrinks and the quotes take longer. Getting three comparable quotes on an Uplands roof means finding three firms that can actually do the work.

Materials that need a specialist

Cedar, asphalt and metal are within our pricing model. Synthetic slate is a modern composite installed much like a heavy shingle, and several regional firms handle it, but it is priced by product line and should be quoted directly. Heritage, permits and the District of Oak Bay

No roofing-specific permit page was found on the District of Oak Bay website, and no Greater Victoria municipality publishes an online rule for re-roofing. Oak Bay does have heritage conservation areas, and a number of Uplands homes are designated. A change of roof material on a designated house is the alteration a municipality is most likely to want to review, so contact the District before quotes are gathered rather than after a contract is signed. For a like-for-like replacement, ask the same question and keep the answer.

Protecting the grounds

An Uplands re-roof puts a crew, a bin and a crane on grounds that were designed a century ago. The quote should name where equipment will stand, how beds and specimen trees will be shielded, whether debris comes off by chute or crane bucket, and how the driveway will be protected from a loaded truck.
