The right method for your roof

The method matters as much as the price. A cheap pressure-wash can cost years of roof life.

Asphalt shingles

Soft removal on a dry day (brush, plastic scraper or blower, working down-slope), then a whole-slope treatment. Never pressure-washed: it strips the granules that protect the shingle.

Cedar shakes

Soft methods only; moss roots between the courses so removal takes longer. Treat afterwards; consider strips because cedar under trees regrows fastest.

Metal

Moss rarely grips painted metal. Usually a treatment and a low-pressure rinse; check fastener washers and sealant while the crew is up there.

Flat or low-slope

Clear debris and drains first, then treat. Standing water, not moss, is the usual problem on these roofs.

When to inspect instead of clean

Cleaning a roof that is about to be replaced is money spent twice.

  • Asphalt past about 18 years or cedar past about 20 with heavy moss: removal often exposes lifted shingles or soft decking. Ask for an inspection with a written moss assessment first.
  • Granules in the gutters, curling edges or a past leak: the moss is a symptom. Use the AI roof assessment or the repair-or-replace tool.
  • Heavy moss at replacement adds about $0.25โ€“$0.50 per sq ft of tear-off in our model, so a clean roof also quotes cheaper when the time comes.

What a roof cleaning quote should include

A quote that lists these is a quote you can compare.

  • Dry-day, down-slope removal with soft tools; no pressure washer on asphalt or cedar
  • Gutters, valleys, skylight curbs and behind chimneys cleared and bagged
  • Treatment product named and applied to whole slopes, not just green patches
  • Strips, if quoted: metal, placement and a second strip on tall slopes
  • Fall protection for anything 3 m and up (WorkSafeBC), proof of liability insurance, and a note on shingle condition after removal
