Roof Moss Removal Cost in Victoria, BC

Moss is Greater Victoria's defining roof problem. The city is the driest spot on the BC coast at about 608 mm a year, yet the mild winters, the long damp season from October to April and the region's Douglas fir, cedar and Garry oak canopy keep shaded slopes green almost year-round. Shoreline's 2026 guide names north-facing sections and roofs under fir and cedar as highest risk, which describes most of Saanich west of Quadra, the Highlands, Metchosin and every shaded Oak Bay lot. At least seven Victoria companies do nothing but remove moss.

Method matters as much as price here. Oregon State University Extension, the nearest authoritative voice for the Pacific Northwest, is blunt: remove the moss first, then treat, and never pressure-wash asphalt shingles because it strips the granules that protect them. A $250 pressure-wash from an unlicensed operator can cost years of shingle life. Zinc sulfate runoff also corrodes copper gutters and flashings, which matters on older Rockland and Uplands homes that still have them.

Removal comes first: moss is lifted with a soft brush, a plastic scraper or a leaf blower on a dry day, working down-slope so shingles are not lifted. Gutters and valleys are cleared. A treatment, commonly a zinc-based or potassium-salt product, is then applied to kill what remains and slow regrowth; dead moss browns over weeks and washes off in the rain. Optional zinc or copper strips near the ridge release ions with each rain that protect roughly 15 feet of roof below the strip, per the University of Washington's horticultural library, so a tall slope may need a second strip mid-way.

Build-up sets the price. A lightly greened roof that gets a treatment and a gutter clean is at the low end. A north slope that has not been touched in ten years, with moss thick enough to lift shingles, is a full day of careful removal and several bags of debris, and it may reveal damage that needs a roofer. Pitch, storeys and access add time in the same way they do on any roof work, and cedar shakes take longer than asphalt because moss roots between the courses.

Moss holds water against shingles, lifts their edges, and lets water reach the decking. On asphalt it shortens life from the 20 to 30 year range toward the 15 to 22 years Shoreline reports for local shaded roofs; on cedar it is the difference between 25 years and 12. At replacement, heavy moss adds $0.25 to $0.50 per sq ft of tear-off and disposal in our model, $300 to $600 on a two-storey 2,000 sq ft home, and it is the usual reason a decking allowance gets spent. A $600 cleaning every 18 months is cheap insurance against a roof replacement arriving eight years early.

Shoreline's guide prices DIY materials at $50 to $150, and treatment from the ground with a pump sprayer is realistic on a single-storey home with an extension wand. Removal is another matter: it means being on the roof, and WorkSafeBC's 3-metre fall-protection rule exists because roofs are where people get hurt. On any two-storey, steep or wet roof, hire it out. If you spray, keep product off copper gutters and flashings and off garden beds below the eaves.
