Roofing in Fairfield: Costs, Common Problems and Local Factors

Fairfield's houses were built between 1900 and the 1930s for people who could afford a roof with personality: a main hip, a cross gable to the street, a dormer or two, a bay window with its own little roof, and a brick chimney at each end. Each of those features creates a valley, a wall intersection or a penetration, and each needs flashing. Ask the contractor to walk the roof plan with you and count: chimneys, dormers, wall intersections, valleys, skylights and vents. Each should appear in the scope with the flashing method named. New step and counter flashing let into the brick is the standard for a chimney; 'reseal existing' is the shortcut that fails first. Open metal valleys or a woven laminate valley are both acceptable if the ice-and-water membrane runs the full valley length underneath.

Because the canopy is so heavy, Fairfield roofs age unevenly. The south hip toward Dallas Road may look new while the north slope under a chestnut carries a mat of moss and a valley full of leaves. That pattern appears consistent with underlayment failure in the shaded valleys first, and it is one area a professional may inspect before any leak shows inside. An autumn valley clean-out and a spring moss treatment every 12 to 18 months is the maintenance rhythm that suits this neighbourhood.
