James Bay context
James Bay is the oldest residential neighbourhood in the city, and its roofs are the smallest and steepest in the region: workers' cottages and Queen Anne houses from the 1890s to the 1920s with 10/12 and 12/12 gables, tiny footprints, and sometimes a flat-roofed rear addition from the 1970s when the neighbourhood filled in with walk-ups. What sets it apart from Fairfield, four blocks east, is not the age but the water. Dallas Road, the Inner Harbour and Ogden Point wrap the peninsula, so a James Bay roof takes salt spray and the full southeast and southwest storm track that a Fernwood roof never sees.
The lots are the other difference. James Bay houses sit a few feet apart with street parking only, no lanes and no driveways worth the name. How James Bay differs from the rest of Victoria
The City of Victoria page covers what all three heritage neighbourhoods share: old decking, brick chimneys and a permit department that publishes no re-roof rule. James Bay adds three things. First, exposure: salt corrodes galvanised flashing and vents faster here, and wind lifts tabs on the water-facing gables every winter. Second, pitch: the cottages are steeper than Fairfield's Edwardian hips, so WorkSafeBC's requirement for personal fall protection at 8/12 and above applies to most of them and the labour factor rises. Third, access: with no lanes or driveways, the bin is a street permit and the shingles come in by hand.
Salt on a century-old roof
Roofs within a few blocks of Dallas Road show it: rust streaks below vents, pitting on old galvanised step flashing, and lifted tabs on the south gable. On replacement, ask for coated or stainless fasteners, new flashing rather than resealed, a high-wind-rated laminate with six nails, and sealed starter strips at the rakes, because the rakes are where James Bay roofs lose shingles.
