Royal Bay context

Royal Bay is a master-planned community on the old gravel pit above the Colwood waterfront, and nearly everything in it was built after 2012: detached homes, townhomes and rowhouses, all roofed in laminate asphalt by production builders. That makes it the opposite of the rest of Colwood, where the 1970s to 1990s core is going through first replacements. In Royal Bay the roofs are young, the warranties are live, and the question is not when to replace but whether the builder-grade shingle on the seaward slope will make it to 15 years in salt wind.

The exposure is unusual. There is no tree cover to speak of, so moss is a minor issue for now, but the site faces the open strait with nothing between it and the southwesterly storm track. How Royal Bay differs from the rest of Colwood

The Colwood page is about first replacements in 1990s subdivisions and wind on the lagoon. Royal Bay shares the wind and adds the strait, but its roofs are 20 years younger, so the whole conversation shifts.
