Roofing in Royal Bay: Costs, Common Problems and Local Factors

Royal Bay is a master-planned community on the old gravel pit above the Colwood waterfront, and nearly everything in it was built after 2012 (census): detached homes, townhomes and rowhouses, roofed, on the streets we looked at, in laminate asphalt by production builders. That makes it the opposite of the rest of Colwood, where the 1970s to 1990s core is going through first replacements. In Royal Bay the roofs are young, many warranties are likely still live, and the question is not when to replace but whether the builder-grade shingle on the seaward slope will make it to 15 years in salt wind.

The exposure is unusual. There is no tree cover to speak of, so moss is a minor issue for now, but the site faces the open strait with nothing between it and the southwesterly storm track. Salt reaches most roofs, and wind uplift on the seaward rakes and hips of rowhouse blocks is, in our reading, the most likely repair (editorial hypothesis). Lots are tight, side yards narrow, and some streets may have strata rules that govern who can touch a shared roof.

The Colwood page is about first replacements in 1990s subdivisions and wind on the lagoon. Royal Bay shares the wind and adds the strait, but its roofs are 20 years younger, so the whole conversation shifts. A Colwood Corners owner is comparing replacement quotes; a Royal Bay owner is deciding whether a lifted shingle is a warranty matter or a $350 repair, and whether a strata council needs to be involved. Replacement here is likely a question for the 2030s, and the aim now is to get the current roof there in one piece.

A roof under ten years old with lifting, cracking or heavy granule loss on one slope may indicate an installation or product issue rather than wear. Before paying for a repair, find the shingle brand and line from your closing documents, photograph the damage from the ground, and get a written inspection at $150 to $400 in our model. Manufacturer warranties often cover material defects on a prorated basis and may require an approved installer for enhanced tiers; a builder's new-home warranty may still cover the envelope on the newest homes. A third-party repair done first can complicate both.

Production roofs are often installed fast, and on the strait that can show. Shingles laid in cold weather may not fully seal; four nails instead of six leaves the seaward rakes vulnerable; cut three-tab ridge caps lift before a purpose-made ridge product would. After a storm, lifted tabs along the seaward rake and ridge appear consistent with those causes and are one area a professional may inspect. When the roof does reach replacement, specify a high-wind-rated laminate, six nails, sealed starters at rakes and eaves, and coated fasteners.

Royal Bay is under City of Colwood rules. The city's renovations page names additions, suites, wall removal, structural repairs, decks and accessory buildings as permit triggers and does not mention roofing, so contact the building department before any structural work or a future material change. On strata streets, the roof is common property: repairs go through council, and a contractor should be told that before quoting.
