Missing Shingles After a Storm: How Urgent Is It and What Will It Cost?

Shingle loss in Greater Victoria is a fall and winter story. The first big southeasterly of October finds every tab whose adhesive strip never bonded and every ridge cap on an exposed site, which is why the calls come from Dallas Road, the Cordova Bay bluffs, Sidney's waterfront streets and the new hillside blocks of Bear Mountain and Royal Bay more than from sheltered inland Saanich. The shingles in your neighbour's yard are usually from the windward slope and the edges, not the middle of the roof.

Installation season matters too. Laminate shingles seal to each other with a heat-activated strip, and roofs installed in a cold, wet Victoria January can go a whole first year without ever bonding properly, so a young roof losing shingles is not automatically a bad product. On Langford and Westhills homes built since 2010, a roofer will often check nailing height and seal bond before assuming the shingles have reached end of life.

Usually not today, but it is not something to leave for spring. Under each shingle is synthetic or felt underlayment with nail holes through it, and the nails that held the missing shingle have left holes in the shingle below. In light rain that underlayment sheds water; in a week of December rain it wets through, and the holes become drips. The bigger risk is the neighbours: a missing tab exposes the leading edge of the shingle above it, which the next gust lifts in turn.

So a single missing shingle is a prompt, small repair. What matters more is what it reveals about the rest of the slope, which is why a roofer will lift a few adjacent tabs to see whether they are still sealed.

Wind gets under an edge and lifts. Whether it succeeds depends on the seal strip, the nails and the age of the shingle. Common contributors a professional may find:

• Aged shingles that have lost flexibility and no longer seal, typically past 15 years locally.
• Nails set too high, above the nail line, so the shingle is held by one row of nails instead of two.
• Too few nails per shingle for an exposed site.
• Adhesive strip that never bonded because the roof went on in cold weather.
• Exposed edges without a proper starter course or drip edge.

Photograph the roof from the ground and collect any shingles from the yard; both help a roofer judge the product and an insurer judge the claim if the damage is widespread. Check the ceilings and, from the hatch, the attic for new water. Then call a roofer for a temporary cover if rain is due before they can repair, and ask whether the shingle line is still made, because matching colour on a repair is often the hardest part.

Do not attempt to tarp or reattach shingles yourself on a steep, wet or high roof. WorkSafeBC treats 3 m as the height where workers need fall protection, and most two-storey eaves in the region are well above that.

The pattern to watch is losses after each storm on a roof that is 18 years or older. Shoreline Roofing's 2026 guide puts local asphalt life at about 15 to 22 years, and once shingles are brittle a repair may cause more damage than it fixes, because lifting a tab to slide a new one under cracks the old one. At that point a roofer may recommend a tarp for the season and a replacement estimate, which for a 2,000 sq ft two-storey home in laminate asphalt is roughly $6,900 to $12,600 before GST in our pricing model.
