What $30,000 has to include to be worth it

For asphalt on a 3,000 sq ft rancher, $30,000 is $8.30 per sq ft of roof, upper-mid in the model, so it should buy a premium laminate line, all-new flashing, a stated decking rate and a ten-year workmanship warranty. For metal on a 2,000 sq ft two-storey, $30,000 is the top of the model and should mean concealed-fastener standing seam in a coastal-grade coating, high-temperature underlayment, and matching trim at every eave, rake and penetration. For cedar, $30,000 is the entry price on a rancher; No. 1 grade shakes or shingles, a breathable underlay and proper ventilation are non-negotiable, because a cheap cedar roof in a shaded Victoria yard is a 12–15 year roof (Paragon's unmaintained figure) rather than a 25-year one.

The two red-flag cases

Asphalt on a two-storey at $30,000 is the clearest overcharge in this series. There is no combination of extras in our model that gets a 2,000–2,500 sq ft two-storey in shingles to $30,000; the fully loaded 3,000 sq ft two-storey stops at $29,800. If the quote is asphalt and the house has two storeys, ask for the roof area, the shingle line and the reason. Then get two more quotes.

Metal or cedar on a large rancher at $30,000 is the reverse problem. A 2,000 sq ft rancher in metal starts at $28,800 in our model and a 2,500 sq ft one at $36,000; Shoreline's 2026 guide tops typical metal jobs at $35,000 and Vintage's 2023 guide starts slate and metal at $25,000. A $30,000 quote for metal on 2,400 sq ft or more of roof is probably an exposed-fastener panel without tear-off, or a quote that will grow. Ask for the profile and the scope in writing.

Is the material worth the money at this level?

Victoria contractors report metal at 40–50 years locally against 15–22 for asphalt, and metal sheds the moss that shortens shingle life on shaded lots; our model uses 40–60 years for metal and 20–30 for asphalt. Does a $30,000 roof come with a better warranty?

It should. Ask for a ten-year workmanship warranty in writing and, if the contractor is an RCABC member, whether a RoofStar 5, 10 or 15-year third-party guarantee is available. Premium shingle lines and standing seam also carry longer manufacturer warranties; get the registration documents.
