Greater Victoria context

Asphalt is what most Greater Victoria roofs already wear. The 1960s and 1970s subdivisions of Gordon Head, Esquimalt and Colwood were built with 3-tab shingles and have mostly been re-covered once or twice in laminate; the West Shore subdivisions of Langford and Royal Bay went up with laminate from the start and are now reaching their first replacement. Crews here install it every week, which keeps competition healthy and prices at the bottom of the material table.

The catch is shade. Victoria is the driest spot on the BC coast at about 608 mm a year, yet asphalt on the north slope of a Saanich home under Douglas fir can carry moss within five years, and moss shortens shingle life. Roofers on the Peninsula and in the Highlands increasingly quote algae-resistant shingles and zinc strips as standard, adding a few hundred dollars that most homeowners consider worth it.

Which asphalt shingle you are buying

Three tiers exist. Basic 3-tab shingles are flat, thin and cheapest; few Victoria roofers still recommend them for a full house because the price gap to laminate is small and the lifespan gap is large. Laminate or architectural shingles, the default, are thicker, have a dimensional look and carry longer manufacturer warranties. Premium designer shingles imitate slate or shake and sit at the top of CostCanada's $13 per sq ft tier.

Algae-resistant versions of laminate shingles add copper granules and cost slightly more per bundle. In a mossy region they are a sensible upgrade on any slope that does not get full sun.

The $5.50 to $10 per sq ft in our model covers tear-off of one existing layer and disposal, synthetic underlayment, ice-and-water membrane at eaves and valleys, new drip edge, standard flashings and pipe boots, ridge venting, the shingles, and cleanup.
