Asphalt Shingle Roof Cost in Victoria, BC
Laminate asphalt shingles cost $5.50 to $10 per sq ft of roof installed in Greater Victoria in our model, $6,900 to $12,600 for a typical two-storey home.
Quick answer
An asphalt shingle roof, still called a duroid roof by many Vancouver Island homeowners, costs $5.50 to $10 per square foot of roof area installed in our Greater Victoria pricing model. That is $6,900 to $12,600 before GST for a 2,000 sq ft two-storey home, or $13,200 to $24,000 for a 2,000 sq ft rancher, because the single-storey home has twice the roof. Published Victoria figures agree: CostCanada's 2026 page shows $4, $8 and $13 per sq ft for budget, average and premium jobs, and Forge quotes $5 to $9.

Greater Victoria context
Asphalt is what most Greater Victoria roofs already wear. The 1960s and 1970s subdivisions of Gordon Head, Esquimalt and Colwood were built with 3-tab shingles and have mostly been re-covered once or twice in laminate; the West Shore subdivisions of Langford and Royal Bay went up with laminate from the start and are now reaching their first replacement. Crews here install it every week, which keeps competition healthy and prices at the bottom of the material table.
The catch is shade. Victoria is the driest spot on the BC coast at about 608 mm a year, yet asphalt on the north slope of a Saanich home under Douglas fir can carry moss within five years, and moss shortens shingle life. Roofers on the Peninsula and in the Highlands increasingly quote algae-resistant shingles and zinc strips as standard, adding a few hundred dollars that most homeowners consider worth it.
| Home size (floor area) | Approx. roof area | Estimated range | Per sq ft of roof |
|---|---|---|---|
| 1,000 sq ft | 600 sq ft | $3,500 – $6,300 | $5.5–$10 |
| 1,500 sq ft | 899 sq ft | $5,200 – $9,400 | $5.5–$10 |
| 2,000 sq ft | 1,199 sq ft | $6,900 – $12,600 | $5.5–$10 |
| 2,500 sq ft | 1,499 sq ft | $8,700 – $15,700 | $5.5–$10 |
| 3,000 sq ft | 1,799 sq ft | $10,400 – $18,900 | $5.5–$10 |

Which asphalt shingle you are buying
Three tiers exist. Basic 3-tab shingles are flat, thin and cheapest; few Victoria roofers still recommend them for a full house because the price gap to laminate is small and the lifespan gap is large. Laminate or architectural shingles, the default, are thicker, have a dimensional look and carry longer manufacturer warranties. Premium designer shingles imitate slate or shake and sit at the top of CostCanada's $13 per sq ft tier.
Algae-resistant versions of laminate shingles add copper granules and cost slightly more per bundle. In a mossy region they are a sensible upgrade on any slope that does not get full sun.
What our installed rate includes
The $5.50 to $10 per sq ft in our model covers tear-off of one existing layer and disposal, synthetic underlayment, ice-and-water membrane at eaves and valleys, new drip edge, standard flashings and pipe boots, ridge venting, the shingles, and cleanup. It does not include a second layer of tear-off, decking replacement, chimney or skylight work, or a steep-pitch surcharge; those are separate lines that the calculator adds.
- Low end: simple gable, one storey, driveway access, mid-grade laminate
- Mid range: hip roof, two storeys, a valley or two, algae-resistant shingle
- High end: cut-up roof with dormers, steep pitch, premium shingle, tight lot

Calculate My Roof CostComparing published Victoria prices
Four local or BC-wide guides overlap closely with our model. CostCanada's 2026 Victoria page lists $4 budget, $8 average and $13 premium per sq ft. Forge Metal Roofing's 2026 guide gives $5 to $9 for asphalt in Victoria. Shoreline's June 2026 guide prices by the square (100 sq ft) at $450 to $1,200 across materials. Green Building Canada's 2024 BC guide shows $4 to $9 with a note that Victoria and Vancouver run 15 to 20 percent above the rest of the province. Vintage Roofing's 2023 Victoria article put asphalt jobs at $10,000 to $20,000, which matches a one-storey home in our table.
Asphalt against the alternatives
Metal is roughly two to three times the installed cost in our model but lasts about twice as long and sheds moss. Cedar costs more again and needs the most upkeep. For a homeowner planning to sell within ten years, asphalt is usually the rational choice; for a shaded lot and a 30-year horizon, the metal page is worth reading. The calculator prices all five materials for your own home so you are not comparing generic tables.
