Are Algae-Resistant Shingles Worth It in Victoria?

Greater Victoria context
Drive Gordon Head or Royal Oak in February and the 1970s roofs tell the story: dark streaks running down the north and east slopes, and a green moss mat on whichever slope sits under a Douglas fir. The streaks are algae and the mat is moss, and they are different organisms with different fixes. Victoria's dry July (14 mm at Gonzales) gives roofs a rest that Vancouver's do not get, so algae are less aggressive here than in humid climates, but the October to April wet season keeps shaded slopes damp for six months and that is enough.
Two local details worth knowing before you order shingles. First, zinc sulfate washing off zinc strips can corrode copper, and a number of Oak Bay and Rockland heritage homes still have copper gutters and flashings; ask about copper strips instead. Second, builder-grade shingles on Langford, Westhills and Royal Bay homes from the 2010s may or may not be AR lines; check the product name on the original invoice or warranty before assuming, because the algae warranty is separate from the shingle warranty.

Algae and moss are different problems
Black or dark-green streaks are a cyanobacterium (Gloeocapsa magma) feeding on the limestone filler in the shingle. It is cosmetic for years and does not lift shingles, though it marks a roof that stays damp. Moss is a plant. It roots into the granule surface, holds water against the shingle, lifts tab edges and freezes in the occasional cold snap, and it is the reason shaded Greater Victoria asphalt roofs fail early. Realtors and home inspectors here check moss extent specifically.
AR shingles address the first problem only. Copper ions released from the granules inhibit algae; they are not present in enough quantity to stop moss on a slope that never dries.
How AR shingles work and what they cost
Manufacturers blend copper- or zinc-bearing granules into the surface of AR lines, and attach a separate limited algae warranty, typically shorter than the product warranty. On many laminate lines sold in BC the AR treatment is now standard rather than an option, so the 'upgrade' may already be in your quote. Where it is a line item, ask for the price difference in writing; if it is modest, take it. If a contractor is proposing a large premium for algae resistance alone, ask what else changes in the shingle.

- Trim branches back so the slope sees sky; it is the single biggest change
- Remove existing moss gently (brush or low-pressure rinse); never pressure-wash asphalt shingles
- Install zinc or copper strips below the ridge and, on long slopes, a second line, since each protects roughly 15 ft below it
- Keep gutters and valleys clear; clogged gutters keep the eave line wet and are a major cause of foundation moisture locally
- Expect a treatment every 12–18 months on the worst slopes; local guides put professional treatment at $500–$1,200
When to upgrade, when to save the money
Take AR shingles if they are standard on the line or a small premium, if the roof faces north or east, or if streaks bothered you on the last roof. Save the money if the roof is in full sun and never streaked, or if the premium would come out of the budget for zinc strips, new flashings or a decking allowance, all of which matter more to roof life than granule chemistry.
