Greater Victoria context
In Greater Victoria, $20,000 is the number that shows up on two very different houses. The first is the 2,000–2,400 sq ft rancher or split-entry in Gordon Head, Brentwood Bay, Cordova Bay and Central Saanich, where the footprint is the whole floor area and the roof is 2,400–2,900 sq ft. Asphalt on that roof at $8 a sq ft is $20,000 before you add a chimney. The second is the 1,800–2,000 sq ft two-storey in Broadmead, Westhills or Royal Bay whose owner has chosen metal for a shaded or salt-exposed lot; a 1,200 sq ft roof in standing seam at $16 a sq ft is the same $20,000.
