Greater Victoria context

Thousand-square-foot homes are common in the region's oldest and cheapest-to-build eras: 1910s workers' cottages in Vic West, Fernwood and James Bay, 1940s wartime houses in Esquimalt and around the Naden gate, and 1970s patio homes and ranchers in Sidney and Brentwood Bay. The cottages are often one-and-a-half storeys with a steep pitch and dormers, which pushes them off the simple bungalow numbers above; the wartime and Sidney homes are true single-storey rectangles and are among the cheapest roofs in the region to replace.

Access can invert the maths. A James Bay cottage on a 30-foot lot with street parking only may need a bin permit and hand-carried bundles, adding up to 12 percent in our model, while a Sidney rancher with a driveway on both sides gets the base rate. On the cottages, expect the roofer to ask about plank sheathing and whether more than one layer is on the roof; both are likely on pre-1930 homes.

Floor area is not roof area

Our model converts floor area to roof area in two steps: divide by the number of storeys to get the footprint, then multiply by a pitch factor (1.09 for a moderate 4/12 to 6/12 pitch) and an overhang factor (1.10 for eaves and rakes). A 1,000 sq ft bungalow therefore has about 1,200 sq ft of roof; a two-storey home of the same floor area has about 600. Every dollar figure on this page follows from that geometry and the asphalt rate of $5.50 to $10 per sq ft of roof.

Why a small roof costs more per square

Shoreline's 2026 Victoria guide prices roofs at $450 to $1,200 per square (100 sq ft) and puts the typical single-family job at $9,000 or more. A 12-square bungalow can land below that floor only if it is simple. The reason small roofs run to the high end of the per-square range is that a re-roof has fixed costs: travel, bin delivery, fall-protection setup, a minimum crew of two or three for a day, and the same number of flashings and vents as a bigger house. Spread over 12 squares instead of 24, those costs raise the price per square noticeably.

Cottage roofs: the 1,000 sq ft exception

A one-and-a-half-storey cottage confuses the calculation because the upper half-storey lives inside the roof. Treat it as a single-storey footprint with a steep pitch: our steep factor raises the area to 1.25 times the footprint and adds 15 percent labour for fall protection, so a 1,000 sq ft cottage of this type can cost as much as a 1,500 sq ft rancher. Repair or replace on a small roof

Because replacement on a two-storey 1,000 sq ft home is only $3,500 to $6,300 in our model, a $1,500 flashing and section repair is already 25 to 40 percent of replacement and crosses our 35 percent review threshold. Does a 1,000 sq ft roof take a full day?

Usually one to two working days for a simple bungalow in asphalt, longer for a steep cottage with dormers or if decking needs replacing. Weather adds delay in the wet months.

What is the cheapest way to re-roof a small house?

A single layer of laminate asphalt on a simple gable with driveway access, booked in spring or early fall. Skip nothing structural: eave membrane, new flashings and proper ventilation cost little on a small roof and prevent the next leak.

Is GST charged on a roofing job in BC?

Yes, 5% GST on the whole contract. PST is not charged to you; the contractor pays it on materials. On a $6,600 to $12,000 bungalow roof that is roughly $330 to $600 on top of the quoted price.
