Greater Victoria context
Twenty-year-old roofs in Greater Victoria are the roofs installed around 2005–2006: the first roofs on early Bear Mountain and the Langford hillsides, replacement roofs on 1970s Sidney ranchers, and the second roof on a lot of Saanich split-levels. For laminate asphalt, 20 years is the start of the end-of-life window, and our engine counts that as one replacement signal on its own. These are worth doing at 20 even on a tired roof, because they stop water now while you plan.
A section repair, where a crew replaces one slope area with new matching shingles, is a different matter. At 20 years the original product line is often discontinued, the new shingles will not match, and the old shingles around the patch crack when lifted.
