Greater Victoria context
The stain-versus-source question is harder in Greater Victoria than in a cold-climate city because three causes overlap all winter. Roofs leak in December storms; attics on 1940s to 1970s bungalows in Esquimalt, View Royal and Gordon Head run damp because the air outside is near saturation for months; and a surprising number of bathroom fans in Fernwood and Vic West multi-suite conversions were never ducted outside, so they blow warm moist air straight onto the underside of the sheathing.

Three sources that leave the same mark
Water stains on drywall look alike whether the water came through the shingles, condensed on the underside of the roof deck, or leaked from a pipe. What separates them is timing and location. Roof leaks follow rain, usually with a delay of hours as water crosses insulation. Condensation follows cold snaps: on a clear January night the sheathing chills, moist attic air condenses on it and on the nail tips, and it drips in the morning, often with no rain for days. The lowest-cost diagnostic is a pencil line around the stain with today's date. If the line is crossed after the next storm, you have a leak pattern to give a roofer. If it is crossed after a cold dry spell, start with the attic.
What to look at from the attic hatch
You do not need to walk the attic, and on older homes you should not: step only on joists or a plank, never on the drywall between them. From the hatch with a flashlight you may be able to see most of what a professional would look for first.
- Dark tracks or staining on the underside of the sheathing, especially running downhill from a nail or a penetration.
- Frost or water droplets on nail tips in cold weather, which is consistent with condensation.
- Wet or compressed insulation directly above the stain.
- Bathroom or kitchen fan ducts that end in the attic instead of at a roof or wall hood.
- Daylight around a chimney, vent or skylight.
- Soffit vents blocked by insulation, which starves the attic of air.

If the source is the attic, the roofer or an insulation contractor may recommend ducting the fan outside, adding baffles at the eaves, and adding ridge or roof vents; that work is priced separately and is often modest compared with a roof repair.
Whatever the source, the drywall itself is usually a cosmetic fix once dry: prime with a stain-blocking primer and paint. Replace it if it is soft, sagging or shows mould.
