Quick answer

Repairing a roof leak in Greater Victoria typically costs $250 to $1,500 before GST in our pricing model, and the location of the leak sets the price more than the amount of water: a failed pipe boot is $250 to $600, a skylight reseal $300 to $900, chimney or wall flashing $400 to $1,500, and a damaged section of shingles $800 to $2,500. An emergency tarp during a storm adds $300 to $800. Interior drywall and paint are separate trades and not in these figures.

Greater Victoria context

Greater Victoria leaks are seasonal and directional. Gonzales records about 608 mm of rain a year with December the wettest month, and most of it arrives on southeasterly winds. That is why a wall-to-roof junction on the south or east side of a Fernwood or Fairfield home may leak in a storm and stay dry all summer. Wind-driven rain also finds gaps in old step flashing on the many brick chimneys in Oak Bay and James Bay that were built before counter flashing was standard.

On 1960s–1980s homes in Saanich and Colwood the usual culprits are cheaper: a split rubber pipe boot on the bathroom stack, a plumbing vent cap, or a nail pop under a moss patch. Emergency calls in the region spike in the same week each autumn after the first big blow, so a roofer who can tarp within a day may charge a premium for it; the wettest months are also when crews are least available.

Why the leak location sets the price

Water rarely enters through the middle of a shingle field. It gets in where the roof meets something else: a pipe, a chimney, a wall, a skylight, a valley. Each of those junctions has a standard fix with a known amount of labour, which is why a roofer can often quote a range over the phone once you describe where the stain is. A boot is a 30-minute job; a chimney re-flash with a cricket can take a full day.

The expensive part of a leak is usually what it has already done. A slow leak that has run for two winters may have rotted the sheathing beneath it, and localized decking replacement adds $500 to $2,000 in our model.

What to do before the roofer arrives

Contain the water inside with a bucket and, if the ceiling is bulging, a small hole to let it drain rather than collapse. Photograph the stain and note the weather when it appears: only in wind, only in prolonged rain, or also on dry cold mornings, which may point to condensation rather than a leak. Do not go on the roof; a wet roof in a storm is exactly the situation WorkSafeBC fall-protection rules exist for. Call for an emergency tarp if water is actively running.

  • Note whether the drip follows rain by hours or by minutes
  • Check the attic with a flashlight from the hatch, not by walking the joists
  • Look outside from the ground for a lifted shingle, a missing cap or a leaning vent
  • Keep the inspection photos the roofer takes; insurers ask for them

Leak repair or replacement?

A leak on a roof under about 15 years old is nearly always worth repairing. On a roof near the end of its life, a leak is often the first of several, and money spent on flashing may be better put toward the replacement. Our repair-or-replace model uses a rule of thumb: when the repair exceeds roughly 35 percent of the replacement estimate, or when it is the second or third repair in two years, get a replacement quote at the same time.

For a 2,000 sq ft two-storey home in asphalt, replacement is about $6,900 to $12,600 before GST in our model, so most single leak repairs sit well under the threshold.

What is not in a leak repair quote

Drywall, insulation, paint and mould remediation are separate trades and separate invoices. Masonry repair on a chimney is usually a mason, not a roofer. If a skylight needs a new unit rather than a reseal, the unit itself is $1,500 to $3,000 installed in our model. Ask the roofer to state clearly what their price covers and whether they will return if the leak persists after the first rain.

Safety: never go on a wet, mossy or steep roof. Fall protection is legally required for workers above 3 m; for homeowners the safe move is binoculars from the ground and a professional inspection.

Frequently asked questions

How much does it cost to fix a leaking roof?

In our Greater Victoria model, $250 to $600 for a pipe boot, $300 to $900 for a skylight reseal, $400 to $1,500 for flashing and $800 to $2,500 for a section of shingles, before GST. HomeStars' 2026 Canadian average for a repair is about $1,000.

My roof is leaking in heavy rain, what do I do right now?

Catch the water, relieve a bulging ceiling with a small drain hole, photograph everything and call a roofer for a temporary tarp ($300 to $800). Stay off the roof. Permanent repair waits for a dry window.

Is my ceiling water stain a roof leak or condensation?

A stain that grows during or just after rain is consistent with a leak. One that appears on cold clear mornings, especially near bathroom fans or in poorly ventilated attics, may indicate condensation. A professional inspection of the attic side usually settles it.

Does home insurance cover a roof leak repair?

Policies commonly cover sudden damage such as a storm tearing shingles off, and commonly exclude wear, moss and long-term neglect. Older roofs may be settled at depreciated value. Read your policy and photograph the damage before repairs.

How long does a leak repair take?

Most single-point repairs are done in two to four hours once the crew is on site. Chimney re-flashing, decking replacement or a skylight swap can take a full day and may need a dry forecast.
