Leaking Roof: Repair or Replace?

Greater Victoria leaks cluster in two seasons: the first atmospheric-river week of October or November, when a summer's worth of dried sealant and lifted flashing meets sustained rain, and the wind events of December to February that lift shingles on exposed Cordova Bay, Sidney and Dallas Road roofs. A leak that appears in that first big October rain on a 12-year-old roof is almost always a detail failure. A leak that appears at a new location every winter on a 22-year-old roof is the roof telling you something.

Housing type matters. Fairfield and Oak Bay character homes have so many valleys, dormers and chimneys that a leak at one intersection says little about the shingles; the fix is flashing and the shingles may have years left. Gordon Head and Esquimalt post-war boxes with one or two simple slopes are the reverse: a leak through the field of a plain roof usually means the shingles themselves have weathered through.

Catch the drip, move belongings, and photograph the ceiling, the attic if you can reach it safely from inside, and the roof from the ground. Do not go onto a wet roof. If water is running rather than dripping, or a ceiling is sagging, treat it as urgent and call a roofer for a temporary cover ($300–$800 in our menu) rather than waiting for quotes. If a storm caused it, those photos are also the start of any insurance conversation.

Leaks at a chimney, plumbing vent, skylight, wall junction or valley are detail leaks. They are repaired by replacing or resetting flashing and boots, and the age of the shingles matters only as far as they can be lifted without cracking. Leaks through the middle of a slope, or leaks that show up as several small stains across a ceiling, are field leaks. Field leaks on asphalt appear consistent with granule loss, cracking or nail pops across the roof and are the pattern that leads to replacement.

In our engine, a 12-year-old asphalt roof with no repair history, one leak and a $900 flashing quote has 7–15 years of remaining life and a 9% repair share: a clear repair. A 22-year-old roof with one leak and a $4,000 section quote has a 46% share plus the age signal: a replacement evaluation. The location of the leak is usually what separates those two quotes.

One leak can be bad luck. Two leaks in two years, in different places, mean the system is failing rather than one component, and our engine adds a signal for it and raises the expected follow-up repair cost to $400–$1,200 a year. Combined with a roof inside its age window that is already two signals, which is why a 20-year-old roof with several prior repairs and two recent leaks comes out as 'replacement evaluation' even when the current repair is only 26% of a new roof. Over five years that repair path is $4,100–$19,900 against $6,900–$12,600 to replace now.

Ask the roofer to name the source of the leak, not just the location of the stain, and to say whether the surrounding shingles were flexible or brittle when lifted. Ask whether the repair uses new metal flashing or sealant only; sealant-only fixes on Victoria's older chimneys tend to reopen within a winter. Ask for a short written note on the rest of the roof's condition. That note is what you feed into the repair-or-replace tool alongside the price.
