First, stop the water and document it

Catch the drip, move belongings, and photograph the ceiling, the attic if you can reach it safely from inside, and the roof from the ground. Do not go onto a wet roof. If water is running rather than dripping, or a ceiling is sagging, treat it as urgent and call a roofer for a temporary cover ($300–$800 in our menu) rather than waiting for quotes. Where the leak is tells you which decision you are making

Leaks at a chimney, plumbing vent, skylight, wall junction or valley are detail leaks. They are repaired by replacing or resetting flashing and boots, and the age of the shingles matters only as far as they can be lifted without cracking. Leaks through the middle of a slope, or leaks that show up as several small stains across a ceiling, are field leaks. Field leaks on asphalt appear consistent with granule loss, cracking or nail pops across the roof and are the pattern that leads to replacement.

Why the second leak changes everything

One leak can be bad luck. Two leaks in two years, in different places, mean the system is failing rather than one component, and our engine adds a signal for it and raises the expected follow-up repair cost to $400–$1,200 a year.
