Greater Victoria context
Greater Victoria leaks cluster in two seasons: the first atmospheric-river week of October or November, when a summer's worth of dried sealant and lifted flashing meets sustained rain, and the wind events of December to February that lift shingles on exposed Cordova Bay, Sidney and Dallas Road roofs. A leak that appears in that first big October rain on a 12-year-old roof is almost always a detail failure. A leak that appears at a new location every winter on a 22-year-old roof is the roof telling you something.
Housing type matters. Fairfield and Oak Bay character homes have so many valleys, dormers and chimneys that a leak at one intersection says little about the shingles; the fix is flashing and the shingles may have years left. First, stop the water and document it
Catch the drip, move belongings, and photograph the ceiling, the attic if you can reach it safely from inside, and the roof from the ground. Do not go onto a wet roof. If water is running rather than dripping, or a ceiling is sagging, treat it as urgent and call a roofer for a temporary cover ($300–$800 in our menu) rather than waiting for quotes. Where the leak is tells you which decision you are making
Leaks at a chimney, plumbing vent, skylight, wall junction or valley are detail leaks. They are repaired by replacing or resetting flashing and boots, and the age of the shingles matters only as far as they can be lifted without cracking. Leaks through the middle of a slope, or leaks that show up as several small stains across a ceiling, are field leaks. Field leaks on asphalt appear consistent with granule loss, cracking or nail pops across the roof and are the pattern that leads to replacement.
