Should You Replace Your Roof Before Winter in Victoria?

Victoria's winter is wet but not relentlessly so. The Olympic Mountains rain shadow keeps the city at roughly 608 mm a year, and even December averages around 109 mm, spread across many showery days with dry gaps between systems. That is why local crews keep working through winter on roofs that need it: a simple Esquimalt or Sidney rancher can be torn off and dried-in slope by slope in a day, and a two-day gap is enough. Fairfield and Oak Bay roofs with a dozen intersections are a different story; they take longer to flash and are the ones that get tarped for a week when the forecast turns.

Sooke and the Highlands see noticeably more rain and wind than the core, and the windstorm months from November to February are when exposed Cordova Bay, Dallas Road and Ten Mile Point roofs lose shingles. If your roof is on an exposed site and already showing lifted tabs in September, the case for replacing before the first storm is stronger than it would be for a sheltered Saanich roof with the same age.

The roof has leaked, or shingles are missing: replace or at least repair before winter. Water through the deck over a Victoria winter is how sound plywood becomes a $500–$2,500 decking allowance or worse. If a full replacement cannot be scheduled in time, a professional repair or a temporary cover is the bridge.

The roof is at or past its age window but dry: book a fall inspection now, get itemized quotes over the winter when estimators have more time, and schedule for late spring. You will have more crews to choose from and more room to compare scope.

The roof is fine and you are simply nervous: do nothing beyond cleaning gutters and valleys before the rain and checking the attic after the first big storm.

Crews watch the forecast and tear off only the area they can underlay and dry-in before rain, which on a cut-up roof may be one slope a day. Synthetic underlayment sheds water, so a roof that is fully underlaid can wait days for shingles. Shingle sealant strips activate with warmth; in cold weather some products are hand-sealed or take longer to bond, so ask what the installer does about that. Materials get staged under tarps, the bin sits longer, and a job quoted at three days may take seven calendar days. None of this makes a winter roof worse if it is done properly; it makes it slower.

• Ask: is there a stated weather-delay policy in the contract
• Ask: who tarps and who pays if a storm hits mid-job

Rush jobs in November tend to be quoted at the top of a roofer's range and you may get one quote, not three. Clear gutters and valleys of fir needles and Garry oak leaves after the first fall drop and again in December. Look up from the ground for lifted or missing shingles after each windstorm. Check the attic with a flashlight after the first sustained rain for damp sheathing or daylight at penetrations.
