How much does a metal roof cost for a 1,500 sq ft bungalow?

The 1,500 sq ft bungalow is the classic Saanich, Esquimalt and Sidney house of the 1950s to 1970s, and it is the house where metal makes the most financial sense on paper: a single storey means low eaves, easy staging and no third-storey factor, and a roof that is nearly double the floor area means a long-lived material pays back over more square feet. It is also where the shock arrives, because owners expect a $15,000 roof and hear $30,000.

Exposure decides the specification. A Cordova Bay, Ten Mile Point or Esquimalt waterfront bungalow needs aluminum or a higher-grade coated steel with stainless fasteners against salt spray, which pushes toward the top of the range. A Gordon Head bungalow under Douglas firs benefits most from metal's moss resistance; the roof sheds needles and treated moss does not root, so the annual cleaning bill largely disappears. Interior-lot bungalows in Colwood or Central Saanich can use a standard coated-steel panel at the lower end.

Profile is the biggest lever. Exposed-fastener corrugated or ribbed panels are the least expensive, install fast on a simple gable and are priced by a 2026 Victoria guide at $8 to $14 per square foot. Concealed-fastener standing seam is the premium system, $12 to $20-plus per square foot in the same guide, and needs more trim, more skilled labour and more time on hips and valleys. Metal shingles sit between the two. After profile come coating grade, gauge, underlayment (high-temperature synthetic is standard under metal), and the count of penetrations, since every vent and chimney needs a custom flashing.

If the asphalt roof costs $9,900 to $18,000 and lasts 15 to 22 years locally, you buy it twice, and probably treat moss every 12 to 18 months in between. If the metal roof costs $21,600 to $43,200 and lasts 40 to 50 years, you buy it once with almost no moss maintenance. Resale is the caveat: a BC realtor estimate recoups only 60 to 70 percent of any roof at sale, so a metal roof on a house you plan to sell within a few years rarely pays.

Ask whether the panels can go over the existing single layer of asphalt or the roof will be torn off (our model assumes tear-off), what coating warranty the manufacturer gives near salt water, whether the fasteners are stainless, how snow guards and gutter guards are handled, and whether the contractor has installed the same profile on a hip roof before. A material change from shingles to metal is also the case where a building permit is most likely to be asked about, so confirm with your municipality before signing.
