Choose PVC or reinforced TPO for a roof people will walk on. Choose white TPO where summer heat in a top-floor room is a complaint. Choose EPDM for a shaded, plain rectangle where cost is the priority and no one will be walking on it.

What moves a membrane quote up

The same items as any flat roof: removing tar-and-gravel, tapered insulation to cure ponding, new drains and overflows, and wet decking found at tear-off. Membrane-specific extras are a cover board where the old deck is uneven, walkway pads for a deck, and fully adhered rather than mechanically fastened systems on exposed sites where wind uplift matters. Second-storey roofs over a lower roof or a deck add about 5 percent for access in our model.

Warranties on single-ply roofs

Two warranties matter: the manufacturer's material warranty, which on TPO and PVC often requires a certified installer, and the contractor's workmanship warranty. In BC, RCABC's RoofStar guarantee adds a third-party 5, 10 or 15 year guarantee but only through member contractors with independent inspections, and the contractor handles claims in the first two years. Ask which of the three you are getting in writing.

What's the difference between torch-on, TPO, PVC and EPDM for a flat roof?

Torch-on is two plies of modified bitumen heat-welded with a torch. TPO and PVC are single plastic sheets with hot-air-welded seams. EPDM is a single rubber sheet with taped or glued seams. All suit Greater Victoria; the choice is about flame, foot traffic, sun and installer skill.

Is a membrane roof cheaper than torch-on?
